Each location features a 9,100 sf retail building with varying long-term leases in place. Dollar General bears a Baa2 credit rating per Moody’s Investors Service.
Credit investments limit a landlord’s obligations. Dollar General responsibilities include the payment of all property taxes, property insurance and maintenance.
Acting on behalf of the Purchaser, H.B. Springs Co. Real Estate negotiated the final sales price and conducted Due Diligence review of all lease documents and property inspections. Inspection findings resulted in items which further adjusted pricing, resulting in a transaction value of $2,465,000.
